EPC+

An EPC+ (Energy Performance Certificate Plus) represents an upgrade to the standard Energy Performance Certificate (EPC). Designed to provide property owners, landlords, and property managers with a more detailed and actionable understanding of their building’s energy performance, an EPC+ goes beyond the basic efficiency rating. By providing an advanced evaluation, the EPC+ focuses on identifying the most cost-effective measures or the fastest route to improve a property’s energy performance, ensuring that enhancements are both practical and financially feasible.

Only the Energy Efficiency Rating is currently published on the government website when looking at the EPC of a property. However, by commissioning an EPC+ report you can also see the environmental impact rating.

For property owners looking to sell, an EPC+ can significantly increase the marketability and value of the property by achieving a higher energy efficiency rating. Landlords can benefit by ensuring their properties meet or exceed regulatory standards, thereby attracting more eco-conscious tenants and potentially commanding higher rental income. Homeowners with limited budgets will find the EPC+ particularly beneficial, as it offers tailored, cost-effective recommendations that maximise energy savings without necessitating substantial financial investment.

Overall, the EPC+ serves as a guide for any property stakeholder aiming to improve energy efficiency, reduce energy costs, and contribute to a more sustainable environment. It equips property owners with the knowledge and actionable steps needed to make informed decisions, ultimately enhancing the property’s energy profile and value in the most economical manner possible.

Key Features of an EPC+ Report

Current Energy Efficiency Rating

The EPC rates the property’s energy efficiency on a scale from A (most efficient) to G (least efficient). It provides a visual representation of the property’s current energy performance.

Improvements at a Glance incl. EPC Points

A snapshot of what improvements could be done and their potential EPC rating points increase/decrease. This could include many more suggestions than a standard EPC.

Best Practice Advice for Recommendations

An EPC+ will typically be a large report of over 30 pages. We will conduct an assessment on site, which is the same as an EPC, taking approximately 1.5 hours depending on the size of the property. We will then use our accredited software to see what changes can be made and what impact they will have on the EPC. Within a week you will have your EPC+ report. You can have the current EPC lodged and published on the government website as part of this. Alternatively, we can use the draft form of the EPC and this rating will not be publicly published. The cost of the EPC+ starts from £200, depending on the size of the property, the current condition and what level of improvement you are looking at making, including renewable technology.
